U.S. GOVERNMENT Project No: 2NY0666 General Services Administration (GSA) seeks to lease the following space: State: New York City: Rochester Delineated Area: North: Andrews St. turns to University Ave. E. South: 1490 East: Alexander St. West: State St. runs into Exchange Blvd heading South Minimum Sq. Ft. (ABOA): 15,333 Maximum Sq. Ft. (ABOA): 16,100 Maximum Rentable Sq Ft. (RSF): Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: None Additional Requirements: • The leased space must be contiguous on one floor. • Two elevators required if space is above ground level. One elevator can be a freight elevator. • Separate visitor and employee restrooms required. • Offered space must be within 2 blocks of public transportation if available in the area. • Employee and Visitor parking spaces should be onsite if dictated by the local code or within 2 blocks of the leased space. • Below grade space is unacceptable. Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
