- Expressions of Interest Sought The U.S. Government currently occupies wet laboratory/cold-storage space under license in Linden, New Jersey. The Government requires wet laboratory/cold-storage space yielding a minimum of 240 rentable square feet. Minimum square feet: 240 Maximum ABOA square feet: 240 The lease term requirement is for ten (10) years with 90-day termination rights for the Government. The space must be available for occupancy by July 1, 2013. The delineated area is within Linden, New Jersey and close proximity of the commercial ports in Linden, New Jersey. Other applicable requirements include the following features: • The wet laboratory must be on the ground level in same location as the cold-storage facility • Wet laboratory will require a concrete floor or similar non-slip flooring with drainage • Wet laboratory space must have a sink, dishwasher, and plumbing available for seafood product inspection • Wet laboratory space must have a stove and fume hood available for seafood product inspection • Wet laboratory space must have a stand up freezer available for seafood product inspection • Cold storage space must be available for storage of frozen seafood product • One reserved parking space adjacent to the wet laboratory/cold-storage space The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
