Description
General Services Administration (GSA) seeks to lease the following space: Project 3NJ0184 State: New Jersey City: Newark Delineated Area: Both sides of the boundaries from: the intersection of Broad Street and Park Place then along Park Place to the intersection of Center Street. East on Center Street to McCarter Highway. South on McCarter Highway to the intersection of Raymond Boulevard. East on Raymond Boulevard to Market Street. West on Market Street to Broad Street. North on Broad Street to the intersection of Park Place. Minimum Sq. Ft. (ABOA): 8,383 Maximum Sq. Ft. (ABOA): 8,802 Space Type: Office and related use Parking Spaces (Total): 1 Parking Spaces (Surface): 0 Parking Spaces (Structured): 1 Parking Spaces (Reserved): 0 Full Term: 10 Firm Term: 5 Option Term: NA Additional Requirements: See below Procurement Summary A. Statement of Requirements: The Government requires office and related space yielding a minimum of 8,383 ANSI/BOMA office area (ABOA) square feet to a maximum of 8,802 ANSI/BOMA office area (ABOA). The proposed term of the lease is for ten (10) years, five (5) year firm term. The desired area of consideration is described in the Delineated Area above. Additional Requirements: -Proposed space shall be contiguous. Narrow or oddly shaped configuration of space will not be considered, nor will space with column spacing less than 20 feet. - Buildings under consideration must be "Class A" buildings which are typically newer or recently refurbished and characterized by a full complement of on-site services. -The Agency cannot be located on the same floor(s) of the same building with law enforcement related agencies or divisions. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. B. Required Information: Expressions of interest must be submitted to the above addresses by 5:00 PM (Eastern Standard Time) on April 16, 2013 and must include the following information: •· Building name, address and the location of the available space within the building. •· Rentable square feet available and expected rental rate per rentable square foot, fully serviced. •· ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Also, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •· Date of space available. •· Building ownership information. •· Amount of parking available on-site and available per local code; any costs associated with parking. •· Energy efficiency and renewable energy features existing within the building. •· List of building services provided.
