Description
DEPARTMENT OF VETERANS AFFAIRS WANTS TO LEASE SPACE: PORT CHARLOTTE, FLORIDA The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield 9900 to 9999 Net usable square feet (Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code) in Port Charlotte, Florida, for use as a community based outpatient clinic (CBOC). The Government lease is expiring. The Government is interested in considering alternative space if economically advantageous. Prospective offerors are advised that the Government will consider the cost of moving, alterations, etc., when deciding whether it should relocate. The space must be on no more than one (1) floor and can be provided by modification of existing space. On-site parking for 71 vehicles is required, including five (5) dedicated on-site handicap parking spaces. The site shall be handicapped accessible in accordance with the Uniform Federal Accessibility Standards (4 CFR 101-19.6, App A) and shall conform to Federal Laws & Regulations governing Federal Leases, site renovations, construction and fire codes. A lease for up to ten (10) years will be considered. Expected occupancy is required by April 2014. Offered properties must be within the following delineated area: a.NORTH: The line described by traveling east from the intersection of Collingswood Blvd. and Hillsborough Blvd. to the intersection of Hillsborough Blvd and Serris Drive, continuing east on Raintree Blvd. to the intersection of Raintree Blvd. and Interstate 75 (I-75). b.SOUTH: The line described by traveling west from the intersection of I-75 and County Road 776 (also referred to as Harbor View Road) to the intersection of County Road 776 and Tamiami Trail (US 41), continuing west on Edgewater Drive to the intersection of Edgewater Drive and Collingswood Blvd. c.EAST: The line described by traveling south on I-75 from the intersection of Raintree Blvd. and Interstate 75 (I-75) to the intersection of I-75 and County Road 776. d.WEST: The line described by traveling north from the intersection of Edgewater Drive and Collingswood Blvd. to the intersection of Collingswood Blvd and Hillsborough Blvd. Offerors must provide evidence that properties are located outside the 100-year flood plain or inside the 100-year flood plain. To be included in initial considerations interested Offerors shall address ALL of the following when responding to this advertisement. 1. Proposed property address: Map showing property is located within the delineated area. 2. Name, phone number and e-mail address of Property Owner. Note, if responding and you are not the property owner, i.e., broker, provide written statement from property owner authorizing you to represent the owner. 3. Documentation evidencing that proposed property is located inside or outside the 100-year flood plain. 4. Documentation delineating Offeror's ability to meet all the Government's requirements identified in this advertisement/announcement. 5. Total net usable square footage being offered. 6. Number of parking spaces. Note, the above figures are minimums, there is no maximum. 7. Date space is available. VA staff will conduct a market survey of properties offered for lease. The VA will solicit sites located outside the 100-year flood plains before soliciting sites located within the 100 year flood plains.
