Description
A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Cleveland, OH Delineated Area: North: N. Marginal Road South: W. Bagley Road/E. Pleasant Valley Road East: E. 18 th Street to I-90; I-90 west to I-77; I-77 south to Route 21/Brecksville Road West: W. 10 th Street south to I-90; I-90 west to I-71; I-71 south to I-480; I-480 west to Columbia Road/Route 252; Minimum Sq. Ft. (ABOA): 25,940 USF Maximum Sq. Ft. (ABOA): 27,302 USF Space Type: Office and Related Space Parking Spaces (Total): 64 Parking Spaces (Surface): 64 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 64 (Reserved and Secluded) Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. Sedan/SUV/Minivan parking shall be secure and concealed from public view. The sallyport shall be secured, either structured or non-structured and concealed from public view. A secure, non-public path of travel from the sallyport to Government controlled space, including an elevator if Government controlled space is not on the ground floor, is required. The sallyport must be covered, able to accommodate the bus but not located in conditioned/finished space. Contiguous space, on one floor, is preferred, but two floors may be acceptable, as long as they are contiguous floors, there is no more than two blocks of space, and the smallest block is no less than 12,500 USF. No property shall be located within 0.2 miles of any single-family home and schools, and no subject property shall be within the line of sight from any residential properties less than three (3) stories in height, Churches and Schools, except that line of sight to schools and churches may be allowed at the tenant’s discretion if separated by a significant distances of at least one mile, or separated by a physical barrier (man-made or natural) to include but not limited to wide rivers and other topographic barriers, and multi-lane limited access highways. 24-hour access to the space is required.
