- Dilenated Area Map REQUIREMENT: The U.S. Department of Agriculture, Farm Service Agency in Falls City, Nebraska, is interested in leasing approximately 3855 rentable square feet of space. The rentable space shall yield a minimum of 3435 ANSI/BOMA to a maximum of 3470 ANSI/BOMA usable square feet of first class, high quality office space, fully serviced with parking for 21 vehicles. Preference will be given to first floor contiguous space. TERM: The lease is for ten (10) years. DELINEATED AREA (map attached): To be considered, the building location must be within the boundaries of 707 Trail, 37th St, Mclean St, Fulton St, 21st St, 652 Blvd, 707 Rd to the North; 654 Ave, Hwy 159, 653 Blvd to the East; 706 Rd, Union Pacific Railroad/Burlington Northern Railroad, 705 Rd to the South; and 650 Ave to the West. OCCUPANCY: Space to be ready for occupancy on or before July 1, 2013. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building Name and Address or Site Location and Address 2. Location of space within the building 3. Rentable Square feet offered and full-service rental rate per square foot 4. ANSI/BOMA Usable Square Feet and the Common Area Factor 5.
