- Expressions of Interest Due: November 30, 2012 Market Survey (Estimated): TBD Offers Due: (Estimated): TBD Occupancy (Estimated): February 1, 2013 General Services Administration (GSA) seeks to lease the following space: State: Missouri City: St. Joseph Delineated Area: North: Intersection of I-29 & 229 South: Highway 59 to Karnes Road East: I-29 West: I-229 Minimum Sq. Ft. (ABOA): 7,300 Maximum Sq. FT. (ABOA): 8,000 Space Type: Office Parking Spaces (Total): 3 Parking Spaces (Surface): 3 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Cancellation: 90 days notice after initial 5 year term Option Term: N/A Additional Requirements: -Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. -Offered space shall be modern office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. -Ceiling height requirement is 9 feet to 12 feet. -Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. -Offered space shall not be in the 100 year flood plain. -In addition to the rental costs, the Government will also factor in costs of moving to a new location including, but not limited to, physical move, tenant improvements, above-standard/specialized alterations/equipment, furniture relocation, telecommunications, and other related costs. Note that these same costs may not be factored in when evaluating whether it is most advantageous to the Government to remain in the current lease location. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. Please refer to Project Number 1MO2084 when responding. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations.
