Description
Synopsis/Solicitation Announcement VA262-12-SFO-0718 The Department of Veterans Affairs (VA) occupies 4,311 Rentable Square Feet of space at 1045 W Redondo Beach Blvd. in Gardena, California as a readjustment counseling center. The lease expires on August 31, 2012. VA is conducting a competition for alternative space and will relocate if advantageous to the Government. The cost of moving, alterations, and other factors will be considered when determining whether to relocate. The space must be on no more than one floor, and provide approximately 4,311 RSF of space. On-site parking for 12 vehicles including 2 ADA compliant spaces is required. A lease for up to 10 years will be considered. Estimated occupancy date is September 1, 2012. To be considered, space must be within or border the following delineated area/boundaries: South - San Diego Freeway I-405 / E Victoria Street East - Central Avenue North - Glenn Anderson Freeway I-105 West - Crenshaw Boulevard In addition to the rental consideration; the Government will also factor in tenant improvements and other related costs. Offerors must provide evidence that property is outside the 100-year flood plain. Building offered must meet all current Federal, GSA, State, and local codes and regulations, including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include the following information: Building:Building name, address, and year built. Landlord:Name and contact information of Landlord and/or person authorized to act on behalf of the Landlord. Premises:Please describe the Premises, including the total square footage available, when the space will be available for tenant improvement, and proximity to public transportation. Rental Rate: Please provide rate based on a Full Service Gross basis inclusive of, but not limited to, property taxes, building insurance, utility service, janitorial service, all maintenance and all other operating expenses. If the rent is to escalate, the VA requests rental escalations be predetermined rather than unknown escalations such as the Consumer Price Index (CPI) formula or like. The VA shall pay rent in arrears. Parking:Please indicate the number of parking spaces available for VA use. Base Building:Landlord, in addition to the Tenant Improvements, and at its sole cost and expense, shall provide the Building Core and Shell in full compliance with current local building code including, but not limited to ADA compliance. Please include in your response to this Proposal a detail description of the Building's core and shell including, but not limited to, main lobby, elevator lobbies, restroom, mail room, loading dock, electrical & communication rooms, etc. Structural/Seismic:Please provide the VA with a satisfactory structural/seismic evaluation of the building. Response:Please submit your written expression of interest. Rentable Square Feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government is limited by law (41 C.F.R. § 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVICED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
