U.S. GOVERNMENT SEEKS EXPRESSIONS OF INTEREST Note: This is a readvertisement to expand the delineated area of an Expressions of Interest posted on the FedBizOpps website on February 8, 2012. General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Northern Virginia Delineated Area: No greater than 2,640 walkable linear feet (wlf) on public sidewalks and street crossings from the building's main entrance to the main entrance of the Crystal City Metro station, King Street Metro station, or the Eisenhower Metro station Minimum Sq. Ft. (ABOA): Approximately 4,000 Maximum Sq. Ft. (ABOA): Approximately 5,000 Space Type: General Office Parking Spaces (Total): Ten (10) parking spaces to be made available at market rate Parking Spaces (Surface): Available pro rata per code at market rate Parking Spaces (Structured): Available pro rata per code at market rate Parking Spaces (Reserved): One (1) Full Term: 10 years Firm Term: 10 years Option Term: 5 years Additional Requirements: Tenant improvement allowance of $46.74 ABOA Below grade or street level office space is unacceptable as is any level providing exterior access. A single block of 500-750 ABOA may be provided non-contiguous but must be located on the same floor. The Government currently occupies office and related space in a building under lease which shall expire on September 8, 2013. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Buildings offered for consideration must have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and seismic protection by the required occupancy date. Expressions of Interest Due: May 17, 2012 Market Survey (Estimated): May 2012 Offers Due (Estimated): TBD Occupancy (Estimated): June 1, 2013 Expressions of Interest must be received in writing no later than 4 pm on May 17, 2012 and should include the following information at a minimum: Building name and address; Location of space in the building and date of availability; ANSI/BOMA defined office area/usable square feet (ABOA) offered and Rentable Square Feet (BRSF) offered identifying the specific floors and square footage on each (with Common Area Factor); Rental rate per ABOA and BRSF; Evidence of ability to meet the required occupancy date of no later than June 1, 2013; Name, address, telephone number, and email address of authorized contact; Please reference Project Number 9VA2201. In the event that a potential Offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the potential building in question cannot meet the Government's requirements. With specific respect to expected rental rate information, the Government will assume a maximum rental rate taking into consideration lease prospectus limitations and thresholds in the event the respondent fails to include such information.
