Description
RLP Package This amendment is to add the RLP package documents. Please see the attachment. Submittal instructions can be found in Section 3 of the RLP. General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Arlington Delineated Area: North: Route 66 and Route 29 South: Route 50 and South Glebe Road East: Potomac River West: North George Mason Drive Minimum Sq. Ft. (ABOA): Approximately 308,000 contiguous ABOA SF yielding approximately 350,000 RSF. Space Type: Office and Related Space Parking Spaces (Total): Local code required on-site parking spaces. Parking Spaces (Structured): Local code required on-site parking spaces. Parking Spaces (Reserved for Official Government Vehicles): 201 spaces. Full Term: Fifteen (15) years Firm Term: Fifteen (15) years Option Term: N/A Additional Requirements: - The Government will require the right to fully control and secure the parking garage and building roof. - The offered building must have the ability to accommodate ISC Level IV Security Requirements. - The Government's square footage requirement must be accommodated in one (1) building. - The offered building must be occupied solely by similar Federal Gover nment tenants, with the exception of first (1 st ) floor retail. The Government will require the right to approve any first (1 st ) floor retail tenants. Subleases will not be considered. The United States Government currently occupies office and related space in a building under lease at 1801 N Lynn Street in Arlington, VA, that will be expiring in June 2013. The Government is seeking potential sources for approximately 350,000 BOMA rentable square feet of contiguous office and related space within the delineated area of Rosslyn-Ballston corridor and Pentagon City/Crystal City, Virginia as outlined above, to be occupied by the Department of State (DoS). This will be a new lease to replace DoS's existing lease. The Government is seeking a lease for a term of fifteen (15) years and requires sole tenancy in the building as outlined above, with the exception of first (1 st ) floor retail. New construction or existing buildings that can meet the required occupancy date will be considered. If new construction is proposed, the offered site must provide the required square footage in one (1) building. The anticipated term is fifteen (15) years. The estimated occupancy date is July 2013. Offered space must meet Government requirements for fire life safety, accessibility, seismic, Energy Star, NEPA, LEED, and sustainability standards per the terms of the lease. Offered space shall not be in the 100 year flood plain. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CBRE, Inc. This is a large lease and GSA expects that it will exceed the prospectus threshold established by 40 USC 3307 ($2.79 million per year for Fiscal Year 2011). GSA's current prospectus program rate for this delineated area is $39.00 per square foot. Therefore, GSA expects that offers reflecting fair market rate should be priced at or below this rate. Please be sure that your pricing quote(s) reflects this information. Further, please be reminded that the cost of relocation of furniture, telecommunications, replication costs, and other move-related costs will be accounted for in GSA's price evaluation.
