Description
The United States Government seeks to lease approximately 7,375 rentable square feet (approximately 6,413 ANSI/BOMA Office Area square feet) of contiguous office space. Space on a single floor is preferred. Space on no more than two (2) contiguous floors may be considered, provided that if space is offered on more than one floor, at least 85% of the space must be contiguous on one floor. The space must be serviced by at least two (2) elevators, one of which may serve as a freight elevator. Space below grade is unacceptable. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. LEASE TERM: Ten (10) years, five (5) years firm with sixty (60) days cancellation notice. DELINEATED AREA: White Plains, New York as described by the area below: Northern Boundary : Cross Westchester Expressway to Westchester Avenue Eastern Boundary : Westchester Avenue and Bloomingdale Rd, to Bryant Avenue Southern Boundary : Bryant Ave., to Sterling Ave., to W. New York Post Rd 22 to Quimby Ave., to Walworth Ave., to Bronx River Parkway Western Boundary : Bronx River Parkway and Walworth Ave., to Cross Westchester Expressway EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN MAY 14, 2012 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1. Building name and address, and location of space in the building 2. Legal description 3. One-eighth inch scale drawing of the space being offered 4. ANSI/BOMA defined Office Area Square Feet 5. Rentable Square Feet offered and Rental Rate per square foot. (Specifying services, utilities, electricity and tenant improvement allowance included) 6. Percentage of Common Area Factor used to determine the Rentable Square Feet 7. Name, address, telephone number and email address of individual to be contacted Submissions by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
