FBO Advertisement U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: PA City: Pittsburgh Delineated Area: Beginning at the intersection of West North Ave and Brighton Rd.; Proceed West Southwest to Manhattan St. from the intersection of West North Ave and Manhattan St.; Proceed South Southeast to Western Ave.; Continue East on Western Ave to the West End Bridge; Proceed Southwest on the West End Bridge to West Carson St. aka Route 837; Continue Southeast on West Carson St. aka Route 837 to East Carson St. aka Route 847 until its intersection with 29 th St aka Hot Metal St.; Proceed Northeast on Hotel Metal St. to Hot Metal Bridge aka Hot Metal St. until its intersection with Interstate 376 aka Route 22 aka Route 30 aka Penn Lincoln Pkwy; Continue North Northwest on Interstate 376 aka Route 22 aka Route 30 aka Penn Lincoln Pkwy to Kirkpatrick St.; Proceed North Northwest on Kirkpatrick St. to Wylie Ave.; Continue Southwest on Wylie Ave to Kirkpatrick St.; Continue Northwest on Kirkpatrick St. to Webster Ave.; Proceed Northeast on Webster Ave to Kirkpatrick St. then proceed Northwest on Kirkpatrick St to Memory Ln.; Continue Northwest on Memory Ln and in a direct Northwest linear direction to Route 380 aka Bigelow Blvd.; Continue Southwest on Route 380 aka Bigelow Blvd to Interstate 579 and proceed North Northwest on Interstate 579 to Interstate 279; Continue North Northwest along Interstate 279 to East North Ave.; Proceed West Northwest on East North Ave to West North Ave.; Continue West Northwest on West North Ave to its intersection to Brighton Rd. (ABOA): 15,577 Space Type: Office Parking Spaces (Total): 5 reserved spaces with 40 parking spaces commercially available within a walkable ¼ mile for employees Full Term: 15 years, fully serviced Firm Term: 10 years Submission Requirements: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address. • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (ABOA SF). • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. Additional Requirements: § At a minimum this project shall obtain LEED - Certification for Commercial Interiors (LEED-CI) for existing buildings or LEED - Silver Certification for New Construction (LEED-NC) for new buildings. § A loading area with double doors or an overhead door must be available in the building in which the space is offered for the handling of pallet sized loads. The loading area is not required to be above-grade. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100/500 year flood plain. Consideration shall be based on the area profile, location, and security precautions if the location would be utilized. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations.
