- Solicitation for Offers No. 1IA2014 March 27, 2012 Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Ames, IA Delineated Area: Within the city limits of Ames, IA. The Government prefers locations as close to USDA offices at 1800 Dayton Avenue as possible. Minimum Sq. Ft. (ABOA): 9,321 ABOA Maximum Sq. Ft. (ABOA): 10,720 Rentable Space Type: OFFICE/CHILDCARE FACILITY Parking Spaces (Total): 26 Parking Spaces (Surface): 26 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: Space must be contiguous on one floor, and located on the ground floor. Space configuration shall be conducive to an efficient layout, including minimum column spacing of 20' Center-to-Center A total of 26 parking spaces for employees and visitors must be available on-site. The site shall include sufficient area for a small outdoor playground. Offered space will be required to comply with the Child Care Center Design Guide PBS-140, July 2003 which will be provided to offerors with the Request for Lease Proposals (RLP). Subleases will not be considered. The Government requires a fully serviced lease. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. B. Projected Dates.
