GOVERNMENT SEEKS 9,160 USF TO LEASE IN TUCSON, AZ Solicitation Number: GS-09B-03008 REQUIREMENT: The General Services Administration (GSA) is seeking to lease a 9,160 ANSI/BOMA Office Area square feet of office space yielding between 9,160 to 10,534 rentable square feet of office space. The proposed space must meet the following criteria: •Modern, Class A or B office building •Space must be contiguous •Not be located in a 100 year flood plain or have other geological or environmental issues •Be capable of yielding 12 reserved parking, onsite spaces for the Government. •Should not be collocated in buildings or areas that handle, store or ship Hazardous Materials (HAZMAT) LOCATION: The property must lie within the following boundaries in Tucson, AZ: North:East Irvington Road South:East Valencia Road, connecting to South Alvernon Way, connecting to East Corona Road, connecting to South Tucson Boulevard, connecting to East Valencia Road. East:I-10 West:South Park Avenue A market survey will be conducted to inspect properties offered for consideration, and a Request for Lease Proposals and procurement will follow. Brokers or agents may represent the building owner, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the ownership of the building. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address •Legal property description, recent survey, and property identification numbers (PIN) •Location of space in the building and date it will be available •One-eighth inch scale drawing of space offered •ANSI/BOMA defined office area/useable square feet (USF) •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included •Common Area Factor used to determine the RSF •Name, address, telephone number, and email address of authorized contact •In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission How to offer: Fee title owners, or their duly authorized representatives (owners, developers, brokers or their legal representatives), are invited to submit expressions of interest no later than April 4, 2012, making reference to Solicitation for Offers Number GS-09B-03008 by email, or mail to the Authorized Representative of the General Services Administration at: U.S. General Services Administration 401 West Washington, Suite 170 Phoenix, AZ 85003 Attn: Eric Lefteroff, e-mail eric.lefteroff@gsa.gov, phone: (602) 514-7286 The Government reserves the right to amend the delineated area and/or building and site requirements.
