Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Maine City: Portland Delineated Area: Within two (2) city blocks of the US Federal Courthouse, Portland, ME Minimum Sq. Ft. (ABOA): 29,634 ABOA SF Maximum Sq. Ft. (ABOA): 31,119 ABOA SF Space Type: Class A Office Parking Spaces (Total): 14 Reserved Structured Parking Spaces Parking Spaces (Surface): N/A Parking Spaces (Structured): 14 Reserved Structured Parking Spaces Parking Spaces (Reserved): 14 Reserved Structured Parking Spaces Full Term: Ten (10) Years Firm Term: Five (5) Years Option Term: N/A Additional Requirements: • Space must be located on the 3rd floor or above. In markets where this requirement cannot be met, then the offered space must be located at least 18 feet above grade measured from the bottom of the window sills. • Access to the space is required 24 hours per day, 7 days per week. • Parking spaces must be housed in a controlled access facility. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 500 year flood plain. The Government seeks to contract for a succeeding lease at an existing location, but will consider relocating if it is economically advantageous to the Government. In determining whether relocation will be economically advantageous to the Government, the GSA will consider cost factors including, but not limited to, the total cost of the physical move including telecommunications equipment, LAN systems, office furniture (conventional and system furniture workstations) and telephone systems.
