- Solicitation for Offers No. 1TX2431 March 8, 2012 Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Houston, TX Delineated Area: North - Wynnpark Dr. South - Wynwood Lane East - Salford Drive West - Fawnhope Dr. Minimum Sq. Ft. (ABOA): 30,500 Maximum Sq. Ft. (ABOA): 30,500 Space Type: OFFICE/WAREHOUSE Parking Spaces (Total): 12 Parking Spaces (Surface): 12 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 12 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Offered space must be contiguous and located on the first floor. Building shall have a minimum of one 12' wide x 14' high roll-up door. Ceiling height shall be a minimum of 16' clear. The US Government's existing lease in Houston, Texas is expiring and the Government is considering if it would be economically advantageous for the Government to relocate. In addition to the rental costs, the Government will also factor in costs of moving to a new location including, but not limited to, physical move, tenant improvements, above-standard/specialized alterations/equipment, furniture relocation, telecommunications, and other related costs. Note that these same costs may not be factored in when evaluating whether it is most advantageous to the Government to remain in the current lease location. Occupancy is required on or before April 1, 2013. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 flood plain. B. Projected Dates. Building name/address. 2. Legal property description, recent survey, and property identification numbers (PIN). 3. Location of space in the building and date it will be available. 4. CAD disk with dimensions shown and one-eighth inch scale dimensioned drawing of space offered - showing columns, stairwells, restrooms, windows, paths of egress and any other architectural features of the space. 5. The actual space being offered must be identified with hash marks or some other identifier. 6. CAD disk and/or one-eighth inch scale drawings of typical floor plates for the entire building - including the first floor entrances, exits, egress, etc. that help determine ABAAS, ADA and fire life safety requirements. 7. ANSI/BOMA defined office area/useable square feet (USF) 8. Rentable Rate per square foot (RSF) and Rentable Square Feet (RSF) offered 9. State Tenant Improvement Allowance (work letter) included in Rentable Rate 10. List services and utilities provided by the lessor 11. If an Offeror is representing more than one owner, each owner must submit written acknowledgement stating they understand the person offering their space is representing other owners for the same requirement.
