- Expressions of Interest Sought The U.S. Government currently occupies office and related space in a building under lease in Sioux Falls, South Dakota that will be expiring. The Government requires office and related space yielding a minimum of 16,209 ANSI/BOMA office area (ABOA) square feet. State: South Dakota City: Sioux Falls Delineated Area: Offered properties must be located within a 30 minute commute of the Sioux Falls Regional Airport and located in the state of South Dakota. Minimum Sq. Ft. (ABOA): 16,209 Maximum Sq. Ft. (ABOA): Space Type: Office Space Parking Spaces (Total): 40 Parking Spaces (Surface): 40 Parking Spaces (Structured): N/A Parking Spaces (Reserved/Secured): 2 Full Term: 10 Years Firm Term: 5 Years Option Term: None Additional Requirements: Required space will consist of Class A office space. All security standards must meet ISC and Publication 64 standards. All services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration. Other agency specific requirements are 24/7 access. The offered space and all parking must be accessible in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS), all fire and life safety requirements, General Services Administration's sustainability standards, and seismic requirements. If alternate space is proposed, it must comply with the AT standards established in Unified Facilities Criteria (UFC) 4-010-01, "DoD Minimum Antiterrorism Standards for Buildings," dated October 8, 2003. Offered space shall not be in the 100 year flood plain. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
