- General Services Administration Notice of Intent to Lease Space Billings, MT The U.S. Government currently occupies office and related space in a building under lease in Billings, MT that will be expiring. The Government requires office and related space yielding a minimum of 10,621 ANSI/BOMA office area (ABOA) square feet. State Montana City Billings Minimum Sq. Ft. (ABOA) 10,621 Maximum Sq. Ft. (ABOA) 11,000 Space Type Office and related space Parking Spaces (Total) 15 on-site Parking Spaces (Surface) 8 on-site Parking Spaces (Structure) 7 on-site Full Term 10 years Firm Term 5 years Option Term None Additional Requirements Required space will consist of Class A office space. All security standards must meet ISC and Publication 64 standards. All services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration. The offered space and all parking must be accessible in compliance with the Architectural Barriers Act Accessibility Standers (ABAAS), all fire and life safety requirements, General Services Administration's sustainability standards, and seismic requirements. Offered space shall not be in the 100 year flood plain. Other agency specific requirements are : 24/7 access to the building Located within the building on the second story or above Contiguous space layout The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. In addition, any offered space must be ready for occupancy no later than September 1, 2013. Include whether the expected rental rate includes the cost of the required Government parking (if any) Energy efficiency and renewable energy features existing within the building List of building services provided Building, space, and parking accessibility in compliance with ABAAS Building, space, and parking compliance with fire and life safety and seismic requirements Building, space, and parking compliance with ISC and Publication 64 security standards The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
