- General Services Administration (GSA) seeks to lease the following space: State: Texas City: Houston Delineated Area: North: From the intersection of Richey Road and FM 1960 traveling in an easterly direction to the intersection of Kenswick Drive and FM 1690. East: From the intersection of Kenswick Drive to the intersection of Will Clayton Parkway, continuing south to the intersection of Lee Road and Greens Road. South from the intersection of Lee Road and Greens Road continuing past the intersection of JFK Blvd. and Greens Road to Aldine Westfield Road. West: From the intersection of Aldine Westfield Road and Richey Road. Northwest: From the intersection of Aldine Westfield Road and the intersection of Richey Road to the intersection of Richey Road and FM 1960. Minimum Sq. Ft. (ABOA): 6,000 Space Type: Warehouse and Office (Also see "Additional Requirements") Parking Spaces (Total): 2 Parking Spaces (Surface): 2 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: n/a Additional Requirements: •All space must be or have the potential to be contiguous •1 loading dock required (must be able to accommodate typical palette size minimum 48"x48") •Approximately 250 ANSI/BOMA SF of temperature controlled office space. 650 ANSI/BOMA SF of temperature controlled storage space. 5100 ANSI/BOMA SF of storage space that does not have to be temperature controlled. •Build out requirements to be determined upon lease award. Offered space must meet or have the potential to meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is desired but the Government will consider other available options. Offered space shall not be in the 100 or 500 year flood plain, unless the Government determines that is the only viable option. Expressions of Interest should include the following: 1)Building name and address, and location of space in the building. 2)CAD drawing of space offered. 3)ANSI/BOMA defined Office Area Square Feet 4)Rentable Square Feet Offered 5)Percentage of Common Area Factor used to determine the Rentable Square Feet, if any. 6)Estimated full service rental rate with a reference to the amount of tenant improvement allowance that is included in the proposed rate. 7)Number of parking spaces available on the premises. 8)Name, address, telephone number, and email address of individual to be contacted. 9)In cases where expressions of interest are submitted by brokers/agents, evidence of written authorization to represent the building's ownership. 10)Name of the building owner.
