Wichita, KS Delineated Area UNITED STATES GOVERNMENT SEEKS EXPRESSIONS OF INTEREST FOR OFFICE SPACE IN WICHITA, KANSAS Expressions of Interest Due: February 20, 2012 Market Survey (Estimated): March 8, 2012 Offers Due: (Estimated): May 22, 2012 Occupancy (Estimated): June 1, 2013 General Services Administration (GSA) seeks to lease the following space: State: Kansas City: Wichita Delineated Area: North: W. Central Ave. South: W. Harry St. East: I-135 West: N. Seneca to Kellogg Ave.; S. West St. to West Harry St. Minimum Sq. Ft. (ABOA): 8,920 Maximum Sq. FT. (ABOA): 9,366 Space Type: Office Parking Spaces (Total): 6 Parking Spaces (Surface): 6 Parking Spaces (Structured/Secured):0 Parking Spaces (Reserved): 6 Full Term: 10 years Firm Term: 5 years Cancellation: 90 days notice after initial 5 year term Option Term: N/A Additional Requirements: - Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. -Offered space shall be modern office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. -Space must be contiguous and on one level. -General parking will be to code. -Space must be serviced by a major public bus line. -Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. -The proposed leased space shall be fully serviced. -Offered space shall not be in the 100 year flood plain. - Space must have the potential for efficient layout; columns must be at least 20 feet apart center to center, 20 feet from any interior wall, and no more than two foot square. - Building with a freight elevator preferred. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. Please refer to Project Number 0KS2021 when responding. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations.
