Description
U.S. Government Seeks Sources for Leasing United States Navy Bureau of Medicine and Surgery San Diego, CA Project No. GS-09B-03006 The United State Government intends to award a Succeeding Lease using other than full and open competition for an existing lease that is expiring November 22, 2012 in Chula Vista, CA. The Government will only consider alternative space if economically advantageous. The Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. AMOUNT : The General Services Administration (GSA) desires to lease approximately 14,580 rentable square feet of contiguous office and related space yielding a minimum of 14,250ANSI/BOMA Office Area square feet to a maximum of 14,963ANSI/BOMA Office Area square feet. The offered building should include the ability to provide a combination of office, general storage, and lab space. The lease must also provide for seventy-five (75) onsite-reserved parking spaces. TENANT : United States Navy Bureau of Medicine and Surgery LOCATION : The area of consideration is in Chula Vista, CA within the area bounded by North: H Street; West: Interstate 5; East: Hilltop Drive.; and South: Palomar Street. REQUIRED : The space must be in a building capable of medical facility functions (ie: lab/ X-Ray) and located within a section of the city that is professional and prestigious in appearance, well-maintained and of modern design and/or tastefully rehabilitated to modern use with access to public transportation. The space must meet or be capable of being altered to meet the Government's requirements for ADA compliance, and seismic safety. Offers for new construction will require the building to be set-back from the street. There should be, as determined by the GSA Contracting Officer, adequate public parking, public transportation, eating facilities, and other services such as retail shops, banks, and cleaners in the area. Occupancy is required by November 15, 2012. TERM : The lease will be for five (5) years firm. SUBMISSION REQUIREMENTS: This is not an "official" invitation for bids or a request for proposals. Expressions of interest MUST be submitted in writing and, at a minimum, must include the following information. Omissions from the below will not be considered: LESSORS or Lessor's Agents: Building name & address; Map showing the proposed site identified as being within the delineated area as mentioned in this ad; Location of space in the building, and date the space will be available; ANSI/BOMA defined office area outlining "usable" square feet (USF) with scalable drawings (8.5" X 11"); Offered floor egress plan and 1 st floor egress plan if offered floor is not on first floor. Rentable square feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; Name, address, telephone number and e-mail address of authorized contact; Spell out incentives and inducements, if any. PRINCIPALS, other than current owners: Properties for sale that are submitted for GSA's consideration must be under the control of the prospective owner(s). Typically, this would be in the form a signed purchase and sales agreement or an option to purchase agreement between you and the existing owner. Please include all seven (7) submission requirements as spelled out above under the Lessor or Lessor's Agent heading. Also, first come, first served rules apply. BROKERS - Real Estate: GSA has direct access to CoStar and LoopNet to identify rental and/or sales comps when necessary. If you wish to submit a building or site for GSA's consideration, provide the Exclusivity Agreement/ Representation Letter or Listing contract granting the exclusive right to represent the building by the Building Owner in your expression of interest. Where multiple brokers submit the same property or where agent represents multiple ownership entities, written acknowledgement is required from the owners or the owner's agents. The first "complete" submittal received will be dated and time stamped. All submittals must include all seven (7) submission requirements as spelled out under the Lessor or Lessor's Agent.
