Description
The United States Government currently occupies off and related space in a building in Hidalgo, Texas that will be expiring. The Government is considering alternative space if economical advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination the Government will consider amoong other things, the availability of altenate space that potentially can satisfy the Government's requirement, as well as costs likely to be incurred through relocating, such as phusical move cost, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The offered space must have a bridge over to Mexico and meet the Government requirements for Fire, Life-Safety, Seismic and Handicapped Accessibility. Property located within a bsase floodplain (100 year floodplain) or wetland will not be considered. Governmentintent is to award based on the use of this advertisement. STATE: Texas CITY: Hidalgo DELINEATED AREA: City of Hidalgo MINIMUM SQ FT (ABOA): 74,401 MAXIMUM SQ FT (ABOA): 74,401 PARKING SPACES TOTAL: 152 PARKING SPACES SURFACE: 152 FULL TERM: 5 Years FIRM TERM: 2 Years EXPRESSIONS OF INTEREST DATE: February 3, 2012 MARKET SURVEY: February 10, 2012 OCCUPANCY: March 1, 2012 Expressions of interest must include the following information: - Building name and address and location of the available space within the building. - Rentabla sqaure feet available and expected rental rate per rentable square foot, fully serviced. - ANSI/BOMA office area square feet (ABOAF) to be offered and expected rental rate per ABOAF, fully serviced. Indicate whether or not quoted rental rate includes an amount for tenant improvement and state the amount, if any - Date of space availability - Method of rentable space measurement - Building ownership information - Amount of parking available on site and its cost.
