Description
DEPARTMENT OF VETERANS AFFAIRS (VA) WANTS TO LEASE SPACE The VA desires to lease 3,800 to 4,200 net usable square feet in St. Petersburg, Fl for use as a Readjustment Counseling Services (RCS), Southeast Regional office for the Regional Manager Office. The space must be contiguous on no more than one floor. On-site parking for 12 vehicles, of these, at least one parking space for handicapped parking. The lease will be for ten years, 5 years firm term and the Government will have the right to terminate after five years with a 90 day notice. Government desires not to pay over $21.00 per net usable square feet for a full service lease and includes utilities (water, sewer, janitorial and electric.). The Government prefers for tenant improvement not to exceed $16.60 per net usable square foot. To be considered, space must be within or bordering a delineated area as follows: North: Bay of Tampa (water boundary) South: 118th Ave. South East: Interstate 275 (Northbound) West: Airport Perimeter Road/34th St. North Offeror must have the ability to satisfy all of the above requirements by date of occupancy for the space to be considered for award. If any of the above requirements cannot be satisfied by the offeror, then the space will not be considered for lease. Offerors must provide evidence that properties are located outside the 100-year flood plain or inside the 100-year flood plain. To be included in initial considerations interested offerors shall address ALL of the following when responding to this advertisement. 1. Proposed property address: Map showing property is located within the delineated area. 2. Name, phone number and e-mail address of Property Owner. Note, if responding and you are not the property owner, i.e., broker, provide written statement from property owner authorizing you to represent the owner. 3. Documentation evidencing that proposed property is located inside or outside the 100-year flood plain. 4. Documentation delineating offerors ability to meet all the Government's requirements identified in this advertisement. 5. Total net usable square footage being offered. 6. Rental cost for a full service lease per net usable sq. ft.; identify the base rent and operating cost, which will equal the total net usable square footage cost.. 7. Number of parking spaces. Note, the above figures are minimums, there is no maximum. 8. Date space is available. VA staff will conduct a market survey of properties offered for lease. The VA will solicit sites located outside the 100-year flood plains before soliciting sites located within the 100 year flood plains.
