- U.S. GOVERNMENT IS SEEKING EXPRESSIONS OF INTEREST IN CLEVELAND, OHIO State: Ohio City: Cleveland Delineated Area: Cleveland, Ohio Minimum Sq. Ft. (ABOA): 7,126 Maximum Sq. Ft. (ABOA): 7,126 Space Type: Office Parking Spaces (Total): N/A Parking Spaces (Surface): N/A Parking Spaces (Structured): 2 Parking Spaces (Reserved): 2 Full Term: Ten (10) years Firm Term: Five (5) years Option Term: N/A Additional Requirements: N/A The United States Government currently occupies 7,126 ANSI/BOMA Office Area (ABOA) square feet (8,195 rentable square feet) of contiguous space under an existing lease in Columbus, Ohio. The Government's lease is expiring and the Government is considering if alternative space is economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocation, such as physical move costs, replication of tenant improvements and telecommunications infrastructure. This is an inquiry for available space and is not to be construed as an invitation to bid. Offered space must meet Government requirements for fire safety, handicap accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be located in a flood zone. Notwithstanding the minimum and maximum ABOA requirements indicated above, space shall not exceed 8,195 rentable square feet (RSF). Expressions of Interest Due: January 27, 2012 Market Survey (Estimated): No physical market survey will be conducted unless a cost benefit analysis indicates that it may be economically advantageous for the Government to consider alternate space. The Government's decision to relocate will be based, in part, on information received in response to this advertisement. Offers Due: N/A Occupancy (Estimated): May 14, 2012 Submission Requirements - Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •1) building name/address/building ownership information; •2) location of space in the building and date it will be available; •3) rentable square feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included as part of the rental rate; •4) ANSI/BOMA defined office area (ABOA); •5) one-eighth inch scale drawing of space offered (electronic, Auto-CAD); •6) name, address, telephone number and email address of authorized contact; •7) Energy efficiency and renewable energy features existing within the building Send Expressions of Interest to: Name/Title: Christopher Bonfiglio, Lease Contracting Officer Address: 230 S.
