- Delineated Area UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN MEMPHIS, TN STAR #: 0TN2006 MODIFICATION The United States Government seeks to lease class ‘A' office space. The space offered must consist of approximately 19,534 rentable square feet in Memphis, TN. The space should yield 16,986 ANSI/BOMA usable square feet.The space does not need to be contiguous but should be on no more than 2 floors and if on two floors, must have approximately 11,790 usuable square feet on one floor and approximately 5,196 usuable square feet on an alternate floor. The Government will require six (6) structured parking spaces plus available public parking within a two (2) block radius. The proposed space must be located within the CBID of Memphis Tennessee. The boundaries of this area are as follows: North: Wolf River South: Crump Boulevard East: Danny Thomas West: Tennessee State Line (See attached map) The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than August 2013. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership.
