- Solicitation for Offers No. 1MO2088 January 12, 2012 Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Kansas City, MO Delineated Area: NORTH: 3rd Street (in the River Market area of KC, MO) EAST: Hwy 71 (aka Bruce Watkins Hwy) SOUTH: Volker Boulevard (MO 56) WEST: Stateline Road (South of the Missouri River) Minimum Sq. Ft. (ABOA): 4,189 ABOA sf Maximum Sq. Ft. (ABOA): 4,817 RSF Space Type: OFFICE Parking Spaces (Total): 21 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 21 fenced secured Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: Space offered must be contiguous and have potential for an efficient layout. Space must be located on the second floor or higher. Space may be located on the top floor, provided no roof access is within the offered space. Buildings with public parking areas below the offered space will not be considered. Space shall be located in a professional office setting and not within 1,000' of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation centers and/or day care centers. Space shall not be located in the same building as day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probation, public defenders, an/ or social services. The Government requires a fully serviced lease including 21 onsite reserved fenced parking spaces. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. Properties located within the delineated area herein for 1MO2088 may offer to accommodate the combined requirements for SFO 1MO2088 and SFO 1MO2089 totaling 30,211 RSF and 26,271 ABOA SF. B.
