- Solicitation for Offers No. GS-05B-18897 December 14, 2011 Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Reynoldsburg, Ohio Delineated Area: Within the following delineated area: North: 1 mile north of I-70 South: 1 mile south of State Route 33 East: Eastern boundary of Violet Township West: I-270 Minimum Sq. Ft. (ABOA): 9,160 ABOA SF Maximum Sq. Ft. (ABOA): 9,618 ABOA SF (10,534 RSF) Space Type: OFFICE/WAREHOUSE Parking Spaces (Total): 13 Parking Spaces (Surface): 13 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: Office space must be contiguous on a single floor and have potential for efficient layout in a professional office setting. The space will consist of 4,980 ABOA square feet of office and laboratory space, and 4,180 ABOA square feet of climate controlled warehouse space. Warehouse areas require a minimum 12' clear span ceiling height. The Government requires approximately 7,500 square feet of on-site paved and secured wareyard area. Wareyard must be adjacent to offered space. A total of 13 parking spaces for visitors are required on-site. An additional 11 spaces should be available on-site or within reasonable walking distance of the offered space at no additional cost to the Government. Subleases will not be considered. Offered space must meet Government requirements for Energy Star, and Fire, Safety, Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 or 500 year flood plain. B. Projected Dates.
