Description
DEPARTMENT OF VETERANS AFFAIRS (VA) DESIRES TO LEASE SPACE This is a correction to the posting of May 20, 2011 to correctly state the northern boundary of the delineated area approved by VA. VA desires to lease up to 94,000 net usable square feet of space for use as a Community Based Outpatient Clinic within the communities of Eugene or Springfield, Oregon. An on-site parking lot must accommodate at least 685 standard sized parking spaces, with a minimum of 10% of these spaces ADA accessible. A firm lease term of 20 years will be required. Land sites of approximately 13 or more acres that can meet VA's requirements will be considered. Special consideration will be given for sites that are located in close proximity to public transportation, existing hospitals, amenities and services, and that have high visibility. To be considered, offered property must be located within the following delineated area within the cities of Eugene and Springfield, Oregon. The northern boundary shall be the Belt Line Highway from the intersection of the Belt Line and River Road in Eugene at the western boundary to Coburg Road, and along Coburg Road to Interstate Highway 5 (I-5), southerly along I-5 to Beltline Road, easterly along Beltline Road which becomes Martin Luther King (MLK) Parkway, along MLK Parkway to Hayden Bridge Way, continuing easterly along Hayden Bridge Way / Hayden Bridge Road to 19th Street, northerly along 19th Street to Yolanda Avenue, easterly along Yolanda Avenue to 31st Street, southerly along 31st Street which becomes 28th Street and continuing to Hwy 126 and easterly along Hwy 126 to 42nd Street, and additionally, the northern boundary extends one mile north of Beltline East Road and ½ mile east of MLK Parkway; the eastern boundary shall be 42nd Street from Hwy 126 to Business Route 126 (aka Main Street) in Springfield; the southern boundary shall be Business Route 126 (aka McKenzie Highway, or Main Street) from 42nd Street in Springfield, continuing westerly and becoming Franklin Boulevard to I-5, southerly along I-5 to 30th Avenue in Eugene, westerly along 30th Avenue to Amazon Parkway to 29th Avenue, along 29th Avenue veering northerly onto Washington Street to 28th Avenue, westerly along 28th Avenue to Chambers Street in Eugene; the western boundary is Chambers Street from 28th Avenue, continuing northerly along Chambers Street which becomes River Road at or about 1st Avenue and northerly along River Road to the Belt Line Highway (in Eugene). Offerors must provide evidence that offered properties are outside the 100-year flood plain and contain no wetlands. Brokers or legal representatives submitting property must show written acknowledgement and permission to represent the property. Property owners and developers must provide written proof of ownership or control of property at the time of submission of initial bids. A market survey of offered properties will be conducted by VA staff and broker consultant.
