- A. Statement of Requirements. The General Services Administration (GSA) currently occupies 14,515 ANSI/BOMA square feet of contiguous office space in Roanoke, Virginia for which it has a continuing need. The Government intends to enter into a ten (10) year contract at the current location. The Government will consider alternate locations if economically advantageous to the Government and if all space requirements can be met. Factors used in the evaluation include costs of all tenant improvements, the physical move, move coordination, telecommunications costs, security costs, etc. The impact on the agency's mission will also be assessed. Project Requirements: City, State: Roanoke, Virginia Delineated Area: Roanoke Central Business District (CBD) Minimum Sq. Ft. (ABOA): 14,515 Space Type: Office Parking Spaces (Total): Thirteen (13) surface non-reserved parking spaces Full Term: Ten (10) years Firm Term: Five (5) years Option Term: None Additional Requirements: Space must be contiguous and located on one floor. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Request for Lease proposals and Lease. Offered space shall not be in a 500 or 100-year floodplain. Space offered must have potential for efficient layout. B. Projected Dates. Expressions of Interest Due: December 9, 2011 C. Expressions of Interest. If you desire to submit a location for consideration, please forward information by 5:00 PM ET, Friday, December 9, 2011. Expressions of interest should include building name and address; AutoCAD of floor plate with offered premises clearly defined; rentable square feet offered and rentable rate per square foot (specifying services and utilities included); and, contact information for owner or authorized agent. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers and/or agents must be accompanied by written evidence that they are authorized to represent the building's ownership. This is not a solicitation for offers, nor a request for proposals. The Government will not pay for any costs incurred as a result of this advertisement. This Presolicitation Notice does not address requirements in their entirety. Successful bid will need to meet all requirements as detailed within the Request for Lease Proposals and Lease. D.
