Description
The U.S. Government currently occupies office and related space in a building under lease in Houston, Texas that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. General Services Administration (GSA) seeks to lease the following space: State: Texas City: Houston Delineated Area: SOUTH : Southern Boundary from the intersection of Eastex Freeway and Loop 610 in a westbound direction to the intersection of Loop 610 and Northwest Freeway WEST : Western Boundary from the intersection of Loop 610 and Northwest Freeway in a northbound direction to the intersection of Northwest Freeway and FM 1960 NORTH : Starting from the intersection of Northwest Freeway and FM 1960 in an easterly direction to the intersection of FM 1960 and Eastex Freeway EAST : Eastern boundary from the intersection of FM 1960 and Eastex Freeway in a southbound direction to the intersection of Eastex Freeway and Loop 610 Minimum Sq. Ft. (ABOA): 42,634 Maximum Sq. Ft. (ABOA): 43,904 (estimate 49,030 RSF) Space Type: Office and related space Parking Spaces (Total): 284 Parking Spaces (Surface): 284 Parking Spaces (Structured): N/A Parking Spaces (Reserved): None Full Term: 4 years Firm Term: 1 year Option Term: None Additional Requirements: Space offered must be contiguous space on one floor and must not exceed 3:1 length to width ratio. Space must not be "U" or "L" shaped. Column spacing must not be less than 20' center to center. Space must not have atriums, light wells or other areas interrupting contiguous space. Space must not have irregular spatial configurations or other unusual features adversely affecting usage. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for GSA Fire and Life Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: By 4:30 p.m. CT, December 2, 2011 Additional information due with Expression of Interest: •· Building name and address and location of the available space within the building. •· Rentable square feet available and expected rental rate per rentable square foot, fully serviced. •· ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •· Date of space availability. •· Building ownership information. •· Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). •· Authorization letter from building owner to present building for lease to the Government. •· Energy efficiency and renewable energy features existing within the building. •· List of Building services provided.
