Description
Map of Revised Delineated Area REQUIREMENT: The U.S. Government is interested in leasing approximately 9,255 rentable square feet of laboratory and office space or light industrial space. The rentable space shall yield approximately 8,048 ANSI/BOMA Office Area (previously usable square feet) available for use by tenant for personnel, furnishings, and equipment. Special HVAC systems will need to be in place in order to provide proper ventilation. Space must be able to accommodate hazardous materials. If offering light industrial space, it must be designed to accommodate a structured working environment with a heavy reliance on machinery and technology. HVAC systems, electricity and piping must be in place. Plain warehouse space is not acceptable. If offering space in a multi-tenant building, space must be on the highest floor of the building. Contiguous space on one floor is preferred but space on no more than two contiguous floors may be acceptable. The Government reserves the right to determine acceptability of the offered property as to the building's fire and life safety systems, handicapped accessibility, structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, and availability of public transportation, and its location within the below mentioned Delineated Area. -UNIQUE REQUIREMENTS- It is preferred that the entire requirement be fulfilled on one floor, however space up to a maximum of two contiguous floors may be considered. If a multi-story building is being offered, space will have to be on the highest level of the building. The Government also requests that 20 surface parking spaces and 1 structured or secured surface parking space for an oversized vehicle are available for government use. DELINEATED AREA (See uploaded map for outline of area in addition to description below) Delineated Point DP # 1 to Delineated Point DP # 2 The delineated area starts at the intersection of PR-165, near Punta Salinas specifically at Marginal Rio Hondo Avenue. Coordinates. 18*274.50 N/ 66*940.58 W. Head south on Marginal Rio Hondo Avenue until intersection of Carretera 5. Go south on Carretera 5 to the intersection of Carretera 29. DP # 2 to DP # 3 Go west on Carretera 29 to the intersection of Calle Main Norte, which becomes Calle Gilberto Concepcion Garcia. DP # 3 to DP # 4 Go south on Calle Main Norte. Connect across PR-2 to Calle 1 Urbano Valparaiso. Go East on Calle 2, go north on Calle Ramon Emeterio Betances. To the intersection of PR-2. DP #4 to DP # 5 Go east on PR-2 until intersection of PR-20. DP # 5 to DP #6 Go south on PR-20 to the intersection of Avenida Esmeralda/Calle A. Go west on Avenida Esmeralda to to the intersection Avenida B. Go south on Avenida B to the intersection of Calle E. Go east on Calle E to reconnect with PR-20 again. Go south until the intersection of PR-199. DP # 6 to DP # 7 Go east on PR-199 to intersection of PR-1. DP # 7 to DP # 8 Go north on PR-1 until the intersection of PR-3. Go east on PR-3 to the intersection of PR-27. (Avenida Barbosa) DP # 8 to DP # 9 Go north on PR-27 until reaching Avenida F.D. Roosevelt. Go west until the intersection of PR-1 and continue on PR-1 to San Juan until the intersection with PR-2. DP # 9 returning to DP # 1. Head southwest on PR-2 until the intersection on PR-22. Go west on PR-22 until the intersection with PR-165. Go northwest on PR 165 returning to the intersection of Marginal Rio Hondo Avenue. LEASE TERM: Five (5) years, one (1) year firm term. OCCUPANCY DATE: Space must ready for occupancy and delivered to the Government by October 31, 2012. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN NOVEMBER 9, 2011 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: •1) Building name and address, and location of space in the building (floor on which available space is located, and square footage available per floor) •2) Site map and plans, if available. •3) One-eighth inch scale drawing of space offered (CAD Drawings and PDF) •4) ANSI/BOMA defined Office Area Square Feet •5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) •6) Percentage of Common Area Factor used to Determine the Rentable Square Feet •7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. Subleases are not acceptable.
