Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Idaho Falls City: Idaho Delineated Area: CBD and city limits of Idaho Falls: North: W 65 th North (Tower Road) East: S 25 th East (Hitt Road) South: W. 65 th South (York Road) West: N 26 th West (Old Butte Road), continuing south to W. 17 th South (Mill Road), continuing east to south Bellin Road, and south to Interstate 15. Minimum Sq. Ft. (ABOA): 15,096 ABOA Maximum Sq. Ft. (ABOA): 15,891 ABOA Space Type: Office Parking Spaces (Total): 18 Parking Spaces (Surface): To Code Parking Spaces (Structured): None Parking Spaces (Reserved): 17 Reserved for full size GOVs and 1 Reserved large space for a 55-passenger bus Full Term: 10 Firm Term: 5 Option Term: None Additional Requirements: Ideal space would be contiguous and located on first floor. If space is offered on more than one floor, design must be practical. If space is located on second floor or above, a secured, dedicated elevator is required. Building must be able to accommodate a secured and covered sally port. Building must be able to accommodate an emergency back up generator. Building must have a 20 foot set back around the entire building from streets. Building must not be located in close proximity of retail, schools (K-12), religious facilities, medical facilities or media locations including radio antennae. No part of the solicited building structure occupied by the agency can be within 2,500 feet of a land parcel occupied by a commercial or non-profit news media enterprise operating an antenna or other electronic equipment emitting electromagnetic radiation. Space shall allow for slab to slab construction of demising walls and interior office walls, to allow for adequate construction of temporary holding cells. Government requires 17 full size and 1 bus sized secured, reserved parking spaces for Government Owned Vehicles (GOVs). Parking lot must be secured and fenced and must allow for a 55 person passenger bus to drive straight through the parking lot or have the ability to conveniently turn around in the fenced parking lot. Tenant requires access to building 24 hours per day, 7 days per week and 365 days per year. The proposed lease space shall be fully serviced. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission.
