Description
DEPARTMENT OF VETERANS AFFAIRS (VA) COMPETITION FOR EXISTING LEASE LOCATION The VA currently occupies 3,117 net usable square feet of office space at One Civic Center Drive, San Marcos, California. The VA has the need for an additional 667 net usable square feet. VA is conducting a competition for alternative space and will relocate if advantageous to the Government. The cost of moving, alterations, IT infrastructure, lease buyout, and other factors will be considered when determining whether to relocate. The space must provide a minimum of 3,700 and maximum of 4,000 NUSF and be located on not more than one floor. On-site parking for 15 vehicles is required. A lease for up to 6 years will be considered. To be considered, space must be within or bordering a delineated area as follows: South of North Twin Oaks Valley Road and West Borden Road; West of East Mission Road and Mulberry Road; North of South Twin Oaks Valley Road and East Barham Drive; East of West San Marcos Boulevard and Knoll Road Offerors must provide evidence that properties are outside the 100-year flood plain. VA staff will conduct a market survey of properties offered for lease. Interested offerors (owners, brokers, or their legal representatives) should submit 2 copies of specific information concerning their properties to Sun Han by mail, fax, or e-mail no later than 4:00 p.m. on September 28, 2011, at the following address: Department of Veterans Affairs VISN 22 Network Contracting Activity ATTN: Sun Han 5901 E. 7th Street, Bldg. 149 (NCA/ST) Long Beach, CA 90822 Telephone: 562-826-5540 FAX: 562-961-1399 E-Mail: sun.han@va.gov Interested offerors should include the following information: "Name of building and Address "Rentable square feet available and rate per rentable square feet(rate must be inclusive of all utilities and services) "Contact information of Owner or Authorized Agent Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government is limited by law (41 C.F.R. § 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
