Description
DESCRIPTION The Transportation Security Administration is seeking to lease Class A office space for the administrative offices in Ontario, CA. The space will consist of a minimum/maximum of 12,000usf /14,000rsf of space to yield 12,000 useable square feet for administrative office space. For security reasons the proposed space must not be on the top floor of the building, or on the ground floor of the street side of the building. First (1 st ) floor will be considered if no space is available or deemed appropriate by agency, however second floor or higher is preferred/required. The building should have a loading dock and freight elevator for deliveries. Lease should be "Full Service" all services, supplies, utilities. Due to mission requirements the space offered must be accessible by major arterial roads to the Ontario Airport. The location must not be in the immediate vicinity of any potential environment threats, such as fuel storage areas, chemical manufacturing facilities, etc. Additional mission requirements are to have sufficient parking for visitors, and the ability to house a 24 hour operation within the space. DELINEATED AREA The space will be located within a 3 mile radius of the Ontario Airport with the below delineated areas: Area North: Fourth Street Area South: Mission Boulevard Area East: S. Milliken Avenue Area West: N. Vineyard Avenue REQUIRED All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Sufficient employee parking for a minimum of 4 parking spots per 1000 rentable square feet and eighteen (18) reserved parking spaces paid for under the lease, with the ability to provide an additional five (5) reserved parking spaces over the lease term for government vehicles. Facilities that provide underground parking should have access controlled parking restricted to building tenants only. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Public transportation and parking must be within three (3) blocks of the building. LEASE TERM Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years. Expressions of interest must be submitted in writing and should include the following information at a minimum (this is not an invitation for bids or a request for proposals):  Building name/address and age  Location of space in the building and date of availability  One-eighth inch scale drawing of space offered  ANSI/BOMA defined general office usable square feet ("USF")  Rentable Square Feet ("RSF") offered and rental rate per usable square foot, specifying included services, utilities, and tenant improvement allowance per rentable square foot.  Location and number of parking spaces available to the Government  Date building will be ready for commencement of tenant improvements  Name, address, telephone number, and email address of authorized contact Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Expressions of interest should include 1) Building name and address to include the full nine (9) digit zip code, 2) Available square feet and rate per square foot, 3) Common area factor(s) for available space by floor, if applicable, 4) Rentable and ANSI/BOMA square feet offered, and 5) Owner's name and address and written statement from owner that the offeror has legal authority to provide information on the property.
