- General Services Administration DRAFT Advertisement for Internal Review Only September 9, 2011 Solicitation Number: 1FL2232 Notice Type: Pre-solicitation Synopsis: General Services Administration (GSA) seeks to lease the following space: State: Florida City: Cape Coral Delineated Area: Northern Boundary: Cape Coral Parkway Eastern Boundary: Del Prado Blvd / Intercoastal Waterway Southern Boundary: Intercoastal Waterway Western Boundary: Chiquita Blvd Minimum Sq. Ft. (ABOA): 2,739 Maximum Sq. Ft. (ABOA): 2,739 Space Type: Office Parking Spaces (Total): 4 Parking Spaces (Surface): 0 Parking Spaces (Structured): 4 Parking Spaces (Reserved): 4 Full Term: 10 years Firm Term: 5 years Option Term: N/A Occupancy Date: September 1, 2012 Additional Requirements: - Space should be located above the ground level - Space must be one contiguous block without being split by a public corridor - In a multi-tenant building, there must be separate public and secure entrances to the proposed space. - Reserved four parking spaces must be secure with additional employee and visitor parking available onsite or within one block of the proposed office building - A dedicated HVAC system must be provided on a twenty-four hour basis for the LAN/Computer room - Ready access to waterfront is required - Building access will be required twenty-four hours, seven days a week - GSA reserves the right to determine suitability of other tenants to GSA's use Offered space must be made to meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name/address Legal property description and property identification numbers (PIN) Location of space in the building and date it will be available ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included Name, address, telephone number, and email address of authorized contact In cases where an agent is representing multiple ownership entities, written acknowledgement is required Permission to represent multiple owners for the same submission, if applicable AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative T.
