Description
The U.S. Government currently occupies office and related space in a building under lease in Oklahoma City, OK that will be expiring. The Government requires office and related space yielding a minimum of 76,215 ANSI/BOMA office area (ABOA) square feet. Minimum ABOA square feet: 76,215 Maximum ABOA square feet: 76,215 The lease term requirement is for 10 years with 3 years firm. The space must be available for occupancy by March 1, 2013. The delineated area is North: 16th street, South: Reno Ave, West: Shartel Ave and East: Kelly Ave Other applicable requirements include the following features: • Public Transportation: A commuter rail, light rail or subway station shall be located within the immediate vicinity of the building, but not exceeding a walkable ½ mile. Alternatively, two or more public or campus bus lines useable by tenant occupants shall be located within the immediate vicinity of the building, but not exceeding a walkable ½ mile. • A total of 76,215 net usable square feet of contiguous space is required. If the total space requirement cannot be contiguous, or on one floor, then 15,000 square feet may be located elsewhere in the building. Spaces located on multiple floors need to be consecutive floors. It is desired that a total of 4,800 net usable square feet for the Taxpayers Assistance Office be located on the ground. • Equipment and telecommunications rooms require a minimum floor loading of 50- 200 lbs per square foot. • A minimum of 25 on-site parking spaces. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability • Building ownership information • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing within the building • List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
