X - U.S. GOVERNMENT SEEKS PROPOSALS TO LEASE APPROXIMATELY 2,987 RSF (YIELDING AT LEAST 2,597 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE AND 1 STRUCTURED PARKING SPACE IN NEW HAVEN, CT ________________________________________ DESCRIPTION The Government seeks expressions of interest for 2,597 BOMA Office Area Square Feet (BOASF) of space and 1 structured parking space in New Haven, CT. The General Services Administration plans to execute a full service lease for 10 years with cancellation rights after 5 years. The space must be first class office space and meet requirements for fire-and life safety and handicapped access in accordance with ABAAS guidelines. The space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings, with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space shall be ready for occupancy on or about June 1, 2012. Any offered space must be contiguous on a single floor. LEASE TERM: Ten (10) years, five (5) years firm. DELINEATED AREA: New Haven, CT, as further delineated by the following: • West: Church Street • North: Grove Street • East: Orange Street • South: Chapel Street EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN SEPTEMBER 16, 2011 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Floor plan detailing space offered. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet Offered 5) Estimated full service rent including the amount of tenant improvement allowance included in the rate and the amortization rate used 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet 7) Structured parking space location. 8) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
