- Expressions of Interest Due: September 13, 2011 Market Survey (Estimated): September 19, 2011 Offers Due: (Estimated): November 30, 2011 Occupancy (Estimated): February 15, 2013 General Services Administration (GSA) seeks to lease the following space: State: Missouri City: Springfield Delineated Area: North: Interstate Highway 44. East: 1 mile east of U.S. Highway 65. South: 1 mile south of U.S. Highway 60 (James River Expressway). West: 2 miles west of Missouri Highway 13 (Kansas Expressway). Minimum Sq. Ft. (ABOA): 18,500 Minimum Sq. Ft. (ABOA): 19,000 Space Type: Office Parking Spaces (Total): 41 Parking Spaces (Secure, Surface): 41 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 years Firm Term: 7 years Cancellation: 90 days notice after initial 7 year term Option Term: N/A Additional Requirements: -Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. -At least 6,000-7,000 ABOA s.f. of space must be on the first floor, with the balance on the second floor. -Space must not be located near daycare centers. -Space must have an existing sally port or potential space for construction of a sally port. -Space must be near major highways. -Space must be within 2 blocks of public transportation. -The proposed leased space shall be fully serviced. -Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services - Equis Operations.
