- NOTICE U.S. GOVERNMENT WANTS TO LEASE SPACE FOR RECORDS STORAGE IN METROPOLITAN KANSAS CITY AREA AMOUNT: The General Services Administration (GSA) desires to lease approximately 102,000 rentable square feet of space for record storage (two 45,000 square foot bays) and related space (12,000 square feet) with options for another 270,000 square feet (six record storage bays). Rentable space must yield 372,000 BOMA office area square feet, available for use by the National Archives and Records Administration for personnel, furnishings, equipment and records. The record storage space for each 45,000 square feet bay shall have a minimum of fifteen feet, one inch clear stacking height above finished floor. For storage that does not have the minimum 15-foot high storage availability, the Government will accept a minimum of 14'1" above finished floor as long as the equivalent storage capacity is achieved by providing the additional required floor area (square footage) at no additional rental cost to the Government. Offerors of underground space shall have a Professional Registered Engineer who is competent in the field certify the facility is structurally stable and suitable for the intended use of the Government for the 20-year term. The offeror must have expansion capability of at least an additional 270,000 BOMA office area square feet of storage space during the first five (5) years of the lease term upon 120 days notice. The square footage of the expansion blocks will vary. The total square footage could possibly be 372,000 BOMA office area square feet. The entire 372,000 square feet of space must be contiguous. Total parking required is 35 on-site spaces. Source selection procedures will be utilized for this procurement. Tenant: National Archives and Records Administration Location: Offered space must be located in the following delineated area: Area: The facility proffered must be located within a 30- mile radius of the NARA Federal facility located at 17501 W. 98 th St, Lenexa, KS. Required: Tenant alterations (including shelving) are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety. All offers are subject to asbestos, radon, and indoor air quality inspections and testing procedures. Term: Space is required within 180 days from the date of award. Lease will be for a term of twenty (20) years. Occupancy will be phased and the first phase of approximately 57,000 square feet is required 180 days from the date of award. The second phase of 45,000 square feet will be required 60 days after the completion of the first phase. OWNERS AND AGENTS: This is an inquiry for available space only, not an invitation to bid.
