- Newport News - Delineated Area (with boundaries narrative) A. Statement of Requirements The Government is seeking to enter into a lease for space meeting the following requirements: State: Virginia City: Newport News Delineated Area: See attached map with specific boundaries. Minimum / Maximum Sq. Ft. (ABOA): 12,084 Space Type: Class A or B office space. Retail space which can be built out as office will also be considered. Parking Spaces (Total): Adequate on-site parking per local parking code. Public Transportation: Regularly scheduled public transportation with transit stops located within ¼ mile of the building. Transit stops must be serviced at least once per hour from 7:00am to 6:00pm. Full Term: 10 years Firm Term: 5 years Option Term: none Additional Requirements: If proposed space is above street level, minimum of two elevator banks is required. Offered space must be one contiguous block with no separating corridors. Columns must be located no more than 20 feet from any other column or wall. Subleases will not be considered. Offered space must meet Government requirements for NFPA fire protection and life safety, ABAAS accessibility, seismic, and sustainability standards per the terms of the lease. A fully-serviced lease is required. Offered space shall not be in a 100-year floodplain. Space offered must have potential for efficient layout. B. Projected Dates Expressions of Interest Due: August 19, 2011 Market Survey (Estimated): August 29, 2011 Offers Due (Estimated): October 27, 2011 Occupancy (Estimated): By year-end 2012 C. Expressions of Interest If you desire to submit a location for consideration, please forward information by 5:00pm EDT, Friday, August 19, 2011. Expressions of interest should include building name and address; AutoCAD of floor plate with offered premises clearly defined; rentable square feet offered and rentable rate per square foot (specifying services and utilities included); and, contact information for owner or authorized agent. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers and/or agents must be accompanied by written evidence that they are authorized to represent the building's ownership. This ad is neither a Solicitation for Offers (SFO), nor a Request for Proposals (RFP), and the Government will not pay for any costs incurred as a result of this advertisement.
