- Solicitation for Offers No. 8TX2359 August 4, 2011 Lease Summary A. Statement of Requirements. The Government is seeking Expressions of Interest for construction on a Government pre-selected site for a new lease construct facility for the Social Security Administration: City, State: Fort Worth, TX Delineated Area: The Government has negotiated a 100% assignable option to purchase a site located North of the intersection of Beach Street and Long Avenue in Fort Worth, Texas containing approximately 6.601 acres. This is a no cost assignable option from the Government and the land is to be purchased by the successful Offeror. Minimum Sq. Ft. (ABOA): 23,116 to 24,271 ABOA SF Maximum Sq. Ft. (ABOA): 27,912 RSF Space Type: OFFICE Parking Spaces (Total): 160 (80 spaces to be separated for employee parking) Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 80 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Office space must be contiguous, located on the ground floor on one level without being split by a public corridor, and have potential for an efficient layout. Any interior columns must be at least 28 feet apart center to center and 28 feet from any interior wall and no more than one foot square. The ratio of building width to length shall not exceed 2:3. The Government requires a fully serviced lease including a total of one hundred sixty (160) on site surface parking spaces; of which eighty (80) spaces shall be separated and secured for employee parking. All services including daytime janitorial service, janitorial supplies, utilities, partitioning and tenant alterations are desired as a part of the fully serviced rent. Construction of the building must be sound and substantial; the type generally recognized as first class and comply with all current Federal, General Services Administration, State and Local codes including but not limited to regulations for Energy Star, Fire and Life Safety, Architectural Barriers Act Accessibility Standard, Occupational Safety and Health Administration and Seismic protection. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. B. Projected Dates.
