Description
24 x 60 Requests for Clarification: (1)The RFQ calls for "business" occupancy but call the facility "sleeping quarters" and goes on to require that we meet local standards. Local standards require a Louisiana State Label. As sleeping quarters this would require sprinklers, arc fault breakers, smoke detectors and possibly fire alarms and smoke detectors. The state codes would also require ADA restrooms and showers. There isn't enough room for the ADA showers. How do you want to proceed? Question number 1: There will only be able-bodied personnel using in the trailer, so ADA showers are not necessary. The trailer will need to be under the requirements for sleeping quarters. (2) Section 1.1 E. Roof 1. The roof shall be a gable type pitch with the slope to sides of.5:12 pitch. The roof cannot be this height because the building would be over 16' and you cannot legally ship a modular building exceeding that height. We have changed the roof to 3.5/12 pitch is this acceptable? This height would be legal to ship. Question number 2: 3.5/12 pitch is acceptable. (3) Page 6 of 31. Section E Roof. Items 2 and 5. In order to meet the 2009 IBC codes item 2 Wood Rafter would need to be 2X12 and item 5 Roof Insulation would need to be R-38. Question number 3: 2x12's and R-38 is acceptable. (4) Is this a Prevailing Wage job? Question number 4: Yes(See Additional Documentation) (5) What surface will the building set on? Concrete? Asphalt? Soil? Question number 5: Soil (6) Will the existing bunkhouse be removed by others before we set our building, or do we need to plan on removing the old bldg? Question number 6: Yes, will be removed prior to delivery of new structure. (7)Please confirm this is a tax-exempt job? Can we expect to receive a tax-exempt memo? Question number 7: Tax-Exempt Form is available (8) Will we be able to place a porta-potty and dumpster inside the Alert Facility? If not how far from the work site will we have to place these things? Question number 8: No, unable to determine at this time. (9) Do you want HVAC into the hallway or just into the rooms? To provide direct HVAC into the hallway will require the installation of smoke dampers which is an additional cost. Question number 9: Only as stated in SOW (10) Who is to provide property insurance during the term of the lease? Question number 10: Vendor (11) Who is to provide maintenance during the term of the lease? Question number 11: Contractor's Warranty please see SOW (12) Does the building require a fire alarm and, if so, who provides? Question number 12: Yes. Contractor (13) In the floor section when describing the floor joist, does PT mean pressure treated? Question number 13: Yes (14) I see that the gov't will be responsible for interior comms as well as the fire alarm system. Who is responsible for installing the fire sprinkler system? Question number 14: Contractor will provide the Sprinkler System That question was not really answered on the last clarification sent out. If the contractor is responsible for the fire alarm system, can you provide data on water flow in that area? Question number 14: This will be provided by Navy DPW (15) Looking at the floor plan provided in the RFP, there is not a designated mechanical room. Where do you want the fire sprinkler riser pipe to go? Question number 15: In an area out of the way but ease for maintenance such as utility room (16) Also, given the amount of overhead tasks the gov't is going to do after the building is set, what do you want us to do for the T-grid ceiling? Please specify overhead tasks by govt. Question number 16: There should be no overhead tasks by the govt if contractor installs the fire sprinkler system and T-grid ceiling. (17) In order to determine the finished floor height of the building, we would need to see the benchmark elevation from a surveyor. This would also provide us with the proper information to obtain the pricing for the property insurance. Question number 17: Recommend blocking the building to the height of existing facility (18) We don't believe the blocking called out in the RFP will meet local codes to protect against storm surge. Please verify if we are to bid to local codes. Question number 18: Quote per SOW, however, stub-outs/conduit from the trailers need to easily accessible for connection to existing utilities.
