Description
U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 11,610 RENTABLE SQUARE FEET OF OFFICE SPACE IN GUAM REQUIREMENT: The United States Government is seeking to lease office and related space consisting of approximately 11,610 rentable square feet along with 21 secured parking spaces for the use by the U.S. Department of Farm Services (USDA FSA), U.S. Department of Rural Development (USDA RD), U.S. Department of Natural Resources Conservation Service (USDA NRCS), and U.S. Veterans Benefits Administration (VBA) in Guam, within the following delineated area: North: Route 27a to 10A North to 1 South to 30A West East: Route 28 South to 1 West to 26 South to 15 South to 10 South to 4 South: Route 4 to Rout 7 to Route 6 to 18 West: Philippine Sea Space should be located with a variety of inexpensive moderately priced fast food and/or eat-in restaurants within 1.5 miles, and other amenities such as retail shops, cleaners, banks, etc. should be available within one mile. The space must yield a minimum of 9,615 ANSI/BOMA ("Useable") square feet to a maximum of 10,096 ANSI/BOMA square feet of which a minimum of 7,234 ANSI/BOMA must be contiguous space. The anticipated term is 10 years, 5 years firm as a fully serviced lease. The estimated occupancy date is July 16, 2012. The Government requires 21 secured parking spaces at no cost, or at reasonable commercial rates. The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. The Government requires sufficient parking for privately owned vehicles and visitor parking. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS and local codes and regulations including but not limited to fire and life safety, free of asbestos, accessibility (Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, and seismic protection. The property should not have any easements or right of way encumbering the property that break up the buildable area; portions subject to an easement or right of way will not be counted in the buildable area. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum:  Building name/address  Location of space in the building and date it will be available  Drawing of space offered  FEMA Flood Insurance Rate Maps (FIRMs)  Rentable Square Feet (RSF) offered  Common Area Factor used to determine the RSF  Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS: In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA).
