Description
General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Alexandria Delineated Area: North: I-495/I-95; East: South Van Dorn Street (613) to Franconia Road (644) to Beulah Street; South: State Road 7900; West: I-95 to I-395 BOMA Rentable Square Feet (BRSF): Approximately 14,400 Minimum Usable Square Feet (USF): 14,328 Space Type: Warehouse Parking Spaces (Total): 2 Government official parking spaces Parking Spaces (Surface): 2 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 2 Government official parking spaces Full Term: 10 years Firm Term: 10 years Option Term: 2 years Additional Requirements: N/A The United States Government currently occupies, and has a continuing need for approximately 14,400 BOMA Rentable Square Feet (BRSF) of warehouse and related space yielding a minimum of 14,328 Usable Square Feet (USF). The Government is seeking a 10-year firm term with one 2-year renewal option. The space shall be ready for occupancy no later than November 5, 2011. Whether or not an offered building can meet the required occupancy date is in the sole discretion of the Contracting Officer. The delineated area is: North: I-495/I-95; East: South Van Dorn Street (613) to Franconia Road (644) to Beulah Street; South: State Road 7900; West: I-95 to I-395 The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. The proposed leased space shall be fully serviced. Expressions of Interest should include the following: 1) Building name and address, and location of space in the building. 2) Legal description 3) CAD drawing of space offered. 4) Usable Square Feet offered 5) Rentable Square Feet offered 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet 7) Estimated full service rental rate inclusive of $7.79/USF for tenant improvement allowance as well as an itemization of the electricity costs included in the proposed rate. 8) Number of parking spaces available on the premises. 9) Name, address, telephone number, and email address of individual to be contacted. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government's minimum requirements. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
