- EXPRESSIONS OF INTERESTS SOUGHT REQUIREMENT: The United States Government currently occupies office and related space in a building under lease in Green Valley, AZ, that will be expiring. The Government is seeking to lease approximately 4,000 contiguous rentable square feet of medical office and related space. The rentable space must yield a minimum of 3,400 contiguous net usable square feet (USF). The lease term requirement is for a four (4) year firm term. The space must be available for occupancy by October 1, 2011. The delineated area is the City Limits of Green Valley, Arizona. Other applicable requirements include: "Parking: On-site parking for at least 20 reserved spaces for the use of the Government. "Other: oThe space can be provided by modification of existing space. oAll services, supplies, utilities, partitioning, and required alterations are to be provided as part of the rental consideration. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost benefit analysis to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that could potentially satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical moves costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency down time. Indicate whether or not the quoted rental rate include an amount for tenant improvements; state the amount if any.
