Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: OK City: Lawton Delineated Area: Inside or outside city center Minimum Sq. Ft. (ABOA): 10,027 USF Maximum Sq. Ft. (ABOA): 10,482 USF Space Type: Office Parking Spaces (Total): 65 Parking Spaces (Structured): 65 surface parking spaces on-site Full Term: 10 Firm Term: 5 Option Term: 0 Additional Requirements: •· Office space must be contiguous, located on one level without being split by a public corridor, and located on the ground floor. If the space is not on the ground floor, elevator service shall consist of a minimum of two handicap accessible elevators (one may serve as a freight elevator). •· Columns must be at least 28 feet apart (center to center) and 28 feet from any interior wall and be no more than two foot square. •· The following space configurations will not be considered: space with areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. •· Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, or busy intersections. •· Space shall not be located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. •· Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. Space will not be considered where apartment space or other living quarters are located within the building. •· The Government requires a fully serviced lease including a total of sixty-five (65) on-site parking spaces. •· The agency shall have access to their space 24 hours a day, 7 days a week. Normal hours of operation for the agency are Monday through Friday 7:00 a.m. to 5:00 p.m. (excluding Saturdays, Sundays and federal holidays). •· Sites which are located directly on a highway or thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. Space offered shall be within the equivalent of two city blocks from a primary or secondary street serving the office. •· Locations must be as convenient to the visiting public as possible. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Expressions of Interest must include the following information in order to be deemed compliant and be eligible for further consideration in this procurement: •A. Agents must provide written authorization to represent buildings ownership; •B. Building name and building address ; •C. Building ownership information, including contact information for Owner or Authorized Agent; •D. Floor plan of proposed space; •E. Rentable square feet available; •F. ANSI/BOMA Office area square feet and the Common Area Factor; •G. Date of space availability; •H. Available parking and a detailed Site Plan showing available parking; •I.
