- Description
- The National Park Service will issue a Request for Proposal on or about 13 July 2011 to provide an appraisal with condition assessments for the property located at 15 State Street, Boston, Ma. Performance will be 45 days after acceptance of the Purchase Order by the awardee. The work of the project requires an appraisal of market value for property located at 15 State Street, Boston, Ma. The total land area is approximately 4053 square feet and includes a approximately 48,745 square feet with an eleven story building constructed in the 18880's. Specifically, the determination of fair market rent for the entire property and separate determinations of fair market value rent for each individual floor of the eleven story building. All portions of the appraisal report related to estimating market value for the property must conform to the standards established by the Uniform Appraisal Standards for Federal Land Acquisitions (UASFLA), the Uniform Relocation Assistance and Real Property Acquisition Policies Act (42 U.S.C. 4601) and the Uniform Standards of Professional Appraisal Practice (USPAP) This procurement will be procured as Best value in accordance with FAR 15.101-1. Offers will be required to submit a price, technical and past performance information. The factors to be addressed will be annotated in the solicitation. Estimated value of this project is within the simplified acquisition threshold. This procurement is being issued as a small business set-aside. The North American Industry Classification System (NAICS) code for this procurement is 531320 with a small business size of $2 million of annual average gross revenues of the total concern for the last 3 fiscal years. A small business concern is defined as a concern (including all of its subsidiaries) having less than or equal to $2 million annual average gross revenues of the total concern for the last 3 fiscal years.
