Description
General Services Admnistration (GSA) seeks to lease the following space: State: Ohio City: Perrysburg Delineated Area: Northern Boundary: West River RoadRoute 65 Eastern Boundary: Thompson Road/Township Highway 300 Southern Boundary: 5 Point Road/Township Highway 102 Western Boundary: Hull Prarie Road/Township Highway 97 Minimum Sq. Ft. (ABOA): 2,225 Maximum Sq. Ft. (ABOA): 2,448 Space Type: Office Parking Spaces (Total): 22 Parking Spaces (Surface): 20 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 2 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: - Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. - Space must have the capability of being configured for effective and efficient layouts. Windows in the space are required. - Space should be located in a new or modern office building that projects a professional and aesthetically-pleasing appearance including an attractive front and entranceway. If not a new or modern building, the space offered should be in a building that has undergone first-class restoration or adaptive reuse for office space with modern conveniences. Space shall not be located in the vicinity of residential areas, schools, parks or churches. - The Government requires a fully serviced lease, inclusive of 2 surface parking spaces and approximately 20 spaces of parking available to accommodate customers. Total offered parking at the property must meet the more stringent of local code or SFO specifications. -The space must have convenient interstate and local highway access and parking sufficient to cover official business needs of numerous visitors. -A variety of inexpensive and moderately priced fast food and eat-in restaurants within close proximity and easy access are required. Hotel/motel facilitates should be within the vicinity. - Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. Please refer to Project Number 0OH2210 when responding. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their representative UGL Services Equis Operations.
