Expressions of Interest Due: July 14, 2011 Market Survey (Estimated): July 28, 2011 Offers Due: (Estimated): August 24, 2011 Occupancy (Estimated): June 1, 2012 General Services Administration (GSA) seeks to lease the following space: State: Michigan City: Waterford Delineated Area : Within the City Limits of Waterford, MI Minimum Sq. Ft. (ABOA): 1,950 Maximum Sq. FT. (ABOA): 2,048 Space Type: Office Parking Spaces (Total): 2 Parking Spaces (Surface): 2 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Cancellation: 30 days notice after initial 5 year term Option Term: N/A Additional Requirements : - Requires access to the property 24 hours per day, 7 days per week, and 365 days per year. -Hangar space should be adequate enough to house a Cessna 206, along with the corresponding flight prep area. -Security requirements include fences, gates, controlled access, and alarms. - Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. -The proposed leased space shall be fully serviced. -Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS : Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. Please refer to Project Number 0MI2044 when responding. AUTHORIZED CONTACTS : GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations.
