Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Florida City: Brandon Delineated Area: North: Wheeler Rd./ Sydney Rd. South: Bloomingdale Ave. East: Valrico Rd. West: I-75 Minimum Sq. Ft. (ABOA): 35000 Maximum Sq. Ft. (ABOA): 35000 Space Type: Office, Medical Lab, and Clinic Parking Spaces (Total): 240 Parking Spaces (Surface): 240 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 5 Full Term: 15 years Firm Term: 10 years Option Term: 0 Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Space on one contiguous block is preferred. On-site parking must meet or exceed local code. Site shall offer 5 secure parking spaces for Government vehicles. An additional 235 parking spaces for employees and visitors are required onsite or within a walkable ¼ mile. The location should be accessible by public transportation and be in close proximity to retail amenities, including hotels and restaurants. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be fifteen (15) years, ten (10) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain. The space must conform to the Anti Terrorism Force Protection Requirements as outlined in UFC 4-010-01, 8 Oct 2003, United Facilities Criteria (UFC) DoD Minimum Antiterrorism Standards for Buildings; UFC 4-010-02 (DoD Minimum Antiterrorism Standoff Distances for Buildings); and UFC 4-023-03 Design of Buildings to resist progressive collapse, including but not limited to all setback and blast resistance standards. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 1FL2203.
